Using Daneik Corporation services, you can maintain the level
of involvement that you want in your property at the price you want. Talk to
us for details BEFORE you sign up or pay for any services. All payments on the
web are done from a secure site. All information and applications taken separately
over the phone or by mail remain secure within our company and are used solely
for our ability to maintain our clients' accounts.
Daneik Corporation promises to provide these services as agreed
upon by both parties:
Management fees include:
- All advertising
- Personally show property to clients
- Taking applications
- Credit reports
- Obtaining previous landlord references
- Confirming employment
- Drafting rental agreements
- Collecting and depositing rents in trust account
- Computerized detailed accounting
- Pay bills as authorized and requested by owner
- 24-hour answering service for tenant emergencies
- Coordination of repairs
- Keep statements of income and expense for each property

1) LONG TERM MANAGEMENT
- Advertising, promoting, and showing your property
- Rent collection services
- Comprehensive legal forms
- Complete security deposit handling
- Computerized accounting and record keeping.
- Monthly Statements
- Property inspections
- Monitoring Tenants' Complaints
- Careful tenant screening and selection
- Contracting for repairs and maintenance/ 24-hour emergency hotline
- Contracting for garden care
- Contracting for painting rooms and exterior
- Contracting for Fumigation/Rodent Control
2) VACATION RENTAL MANAGEMENT SERVICES:
- Advertising, promoting, and showing your property

- Monitoring Tenants' Complaints
- Careful tenant screening and selection
- Contracting for repairs and maintenance/ 24-hour emergency hotline

- Contracting for cleaning services in preparation for each new client
3) BUY/ RENT / RENT TO OWN / SELL HOMES:
- Rent a room (Share expenses and house facilities)
- Rent an apartment
- Rent a single family house
- Rent house for future ownership by tenants
- Sell available houses to prospective buyers
4) SAFEGUARDING HOME WHILE OWNER IS AWAY
- Mail collection
- Home inspection (at different times)
Additional services (at owner's additional expense):
- Contracting for House Cleaning
- Contracting for House Repair
- Contracting for Fumigation/Pest Control
5) TENANT PLACEMENT ONLY:
- Advertise rental
- Screen tenants
- Show the property to prospective tenants
- Verify employment and references and check credit
- Pre-clear deposit moneys
- Prepare a standard lease agreement and a Move-in/Move-out inspection report
6) OTHER CONSIDERATIONS FOR MANAGEMENT OPTIONS (as decided
by owner):
- Reduced rent for house manager
Qualifications (include but are not limited to):
- On-time history of rent payment for 1 year. (minimum 3 months
under this contract).
- Positive references from previous landlord.
- No criminal background.
- Positive credit history.
- Owner's approval.
- Pets allowed (extra month's rent deposit required)
- Roommates permitted
7) INDIVIDUALLY SELECTED SERVICES (not as part of any total
management package):
- Advertising on the COMPANY website
- Showing the property to potential clients
- Taking rental applications
- Credit reports
- Obtaining previous landlord references
- Confirming employment
- Drafting rental agreements
- Collecting and depositing rents in trust account
- Computerized detailed accounting
- Pay bills as authorized and requested by owner
- 24-Hour answering service for tenant emergencies
- Coordination of repairs
